How does the architectural design focus on the lake?
The architect created the whole building to address the lake. The goal was to get the view out from as far back inside the room, so you have taller rooms, wide open spaces. On the fifth floor, the main roof has flat ceilings, but the porch is flared up to open up to the sky, emphasizing the lake and the view even more. The result is a style that is unique and modern.
Is this for weekenders, or full-time residents?
Architect Rodney Palmer: “We worked hard to create a balance that accommodates those who will live here full-time versus the weekenders who will have a lot of visitors. The master bedrooms are on the lake, so you see it when you wake up. Windows are floor-to-ceiling. It’s like a downtown condo, but on the lake. For weekenders, we enlarged the porches to accommodate more people. Also there is a lot of glass to enhance the view — more than you will see on most properties on the lake. We even have glass panels for the railings, so there is minimal interruption of what really is a stunning view.”
What are some of the features of the floorplans?
Architect Rodney Palmer: “It’s a unique allocation of space. Closets are functionally large. Secondary bedrooms can function as a study or a bedroom. We’ve have a full utility room with modern appliances. There is a concrete podium so it’s covered parking for the owners. For weekenders or full-time residents, there are built-in storage units to keep lake toys so they don’t have to bring them up to the balcony.”

Does every home have a view of the lake?
Architect Rodney Palmer: “Yes. The ground floor is parking and floors Two through Five are residential, and you can see the lake from every unit. We built these as two buildings because it helps maximize the views of the lake.”
Do homeowners see a sunrise or sunset over the lake?
Architect Rodney Palmer: “Because of the bend in the lake, it’s a wonderful happenstance that the view is mostly to the north. It’s also shaded most of the day because of its natural orientation. From the balconies, residents should be able to catch both sunrise and sunset.”
Of course, the sun is in different places in the sky depending on the season, but all 36 units face north toward a small peninsula-like bend on Lake Travis.
What about energy efficiency?
Homes have upgraded energy-efficient windows, enhanced insulation, high-end appliances, and AC units are above code in terms of energy efficiency.
How are you handling privacy and sound reduction?
Architect Rodney Palmer: “We paid a lot of attention to managing and reducing sound transfer by installing higher-rated sound-proofing between the units, and we are way above the minimum code requirements for sound. For additional privacy, entry doors to the units are set deeper in from the hallway. Larger units are located on the ends of the building and not only do they get secondary light from the side, but they also have the potential for lower noise. They are located closer to the pool and further from the traffic of the elevator, keeping it quieter by their entryway.”
What is the feel of the overall architectural design?
Architect Rodney Palmer: “It’s a modern and fresh design. A fresh take on condos on the lake. It’s the downtown feel, down by the lake. There are lots of older condos on the lake, and this is separated from them by its height, by its style and by the greater amount of amenities. The attention to detail runs deep, such as screening the parking from the pool area, the dog park and walking path, and the marina. We have spared no expense on the windows and view on the lake side, because that’s what this is all about.”
What kind of design elements are employed?
Designer Nataliya Borener of Michelle Tumlin Design: “We have created a Warm Palette and a Cool Palette. Both color schemes are light and airy, and will work very well with a broad range of decor styles. We wanted it to feel fresh, open, and inviting. Buying a home is so personal so we have created color schemes that will accommodate everyone’s personal style.
“The standard packages are exceptionally nice. We offer a beautiful, contemporary wood floor for both the Warm Palette and the Cool Palette. The countertops are quartz, which is very popular because of it’s sleek look and also for maintenance and durability. Designer Nataliya Borener of Michelle Tumlin Design: “Whether the unit is a standard size or a larger unit, we used the same high-end fixtures throughout. Working directly with the builder, we came together to incorporate a lot of nice features. All of the plumbing was ordered through Fergusons, featuring Kohler sinks, tubs, and toilets. Lighting has a contemporary focus, including brands such as Sonneman, Modern Forms, and Minka-Aire. One of the most iconic and interesting light fixtures is the David Tubridge’s Kina Pendant selected for the Dining Rooms in the Grand Falls & Victoria Falls units.”

Is this an area that is susceptible to lake flooding?
The elevation of the property is 723 above sea level, and the top of nearby Mansfield Dam is only 714 feet, so this is not an area designated as being a concern for flooding.
